We start by measuring what’s there and writing down what we’re assuming. Then we test a few layout options against access, fire, services, and structure, before we draw anything “final”. As we move into permits and then construction drawings, we keep one coordinated set of plans so the price, the approvals, and the work on site stay aligned.
A bit about us
We’re a small architecture studio based in Bologna, and most of our work starts the same way: an exciting new unit or apartment, and a building that refuses to behave like a blank box. We handle architectural design from feasibility through permits, construction drawings, tender support, and site inspections, so the drawings that get approved are the same drawings that get built.
We get chosen when the risk is drift. Drift happens when measurements live in one file, the permit set in another, and the contractor prices from a third. We keep one coordinated drawing set, we record every open item as a decision with an owner, and we close those items before pricing. That is how we avoid the mid-site discovery that turns into a redraw, a delay, and a bigger invoice.

Giulia Fabbri, Architect, studio lead. Giulia leads the project and signs off key decisions, so design, approvals, and buildability stay tied to the same intent.
Matteo Rinaldi, Project architect. Matteo runs the day-to-day design work and coordinates the drawing set, so updates land once and carry through every plan.
Elena Conti, Planning and permits. Elena handles planning and permits, and writes the integration responses, so the Comune gets clear answers with matching drawings.
Paolo Venturi, Construction drawings lead. Paolo leads construction drawings, turning decisions into details a contractor can build, price, and check on site.

Portfolio
Restaurant fit-out under porticoes. Measured an irregular shell, tested three layouts against kitchen routes and exits, then issued a coordinated permit set and tender pack. The contractor priced from our drawings without provisional “TBC” allowances for core items.
Apartment renovation in a palazzo. Surveyed out-of-square rooms and mismatched floor levels, then developed a detailed plan and section set that made the slab steps and damp-affected areas explicit before tender. Variations on site were limited to client-led changes.
Small shop refurbishment and signage set. Designed a simple, buildable layout and produced drawings that aligned landlord requirements, permit needs, and contractor scope. The tender comparison used the same drawing revision for every bidder, so pricing was comparable line by line.

Can you tell me upfront if this is even doable?
Yes. We start with a feasibility check based on what you want to achieve, what the space appears to be, and what we can confirm quickly on site. We’ll list any unknowns as specific checks, not vague risks.
WHAT APPROVALS DO WE NEED HERE, AND HOW LONG DO THEY USUALLY TAKE?
We’ll map the approvals once we know the address, the current use, and the intended use. For timing, we’ll give you a typical range and the steps inside it, including likely requests for integrations.
Who measures the existing space, you or the builder?
We do. Our survey and measured drawings become the base for every later drawing, so we keep the responsibility with us and issue one referenced set to the team.
WHEN WILL I HAVE DRAWINGS A CONTRACTOR CAN PRICE PROPERLY?
Once the concept direction is chosen, we move into a construction drawing pack sized for tender pricing. In most projects, that is the point where bids stop relying on allowances for key items.
Payment
To book architectural design, we invoice 25% when you sign. We invoice the remaining 75% when we hand over the finished work. Each invoice is payable within 14 days of its date.
What counts as done. Finished work means the agreed set for your tier is issued as PDFs, plus any referenced drawing register we’ve used so the contractor can price from one consistent set.
Changes to scope. If you ask for work outside the agreed tier, we’ll describe the added drawings or meetings in writing before we do them. We start the extra work after you approve the change.
Client decisions. We’ll keep momentum by sending layouts and key questions as a short decision list. You’ll need to confirm choices like layout direction, fixtures, and finishes before we lock drawings for permits or pricing.
Existing conditions
Our survey and measured drawings are based on what we can see and measure on site. If hidden conditions show up during opening works, we’ll record them and issue revised drawings or details as a scoped change.
Approvals timing. We’ll map the approvals once we have the address and intended use, and we’ll give a typical time range. Approval timing still depends on authority review and any requested integrations.
Third parties. Contractors, landlords, building administrators, and authorities can require their own formats or extra information. We’ll coordinate and integrate comments that relate to our drawings, but we can’t guarantee third-party response times.
Ownership and use. Once the final invoice is paid, you own the right to use our architectural design documents for this project at this address. We keep the right to reuse general details and know-how on other projects.
