You’ll have heat and hot water back on, the boiler running safely, and a plain summary of what failed, what I changed, and what to keep an eye on next.

I’ll find the fault, make it safe, and talk you through what I’ve found before I swap parts or open anything up. You’ll end up with heating that runs properly, and a clear record of what was done. Next, I’ll confirm access details and book a time in.

I start with a proper diagnostic, not guesswork. I check gas, water, pressure, electrics, flue and controls, then I narrow it down to the failing part or the unsafe condition. If the fix is straightforward, I’ll get it done there and then. If it’s pointing to a bigger repair, I’ll stop, explain the options, and price it before I go further.

How the job runs

I keep the job moving, but I don’t keep going past the point where the scope has changed without you okaying the price first.

1. Book and pre-check Day 0 Confirm the address, parking and access, who will let me in, and any tenant or site contact details. Ask for the boiler make and model and any fault code showing, then agree a time window for arrival. 2. Diagnostic and make-safe Day 1 Inspect the boiler and heating system, check system pressure and visible leaks, test electrics and controls, and confirm safe ventilation and flue condition. If anything is unsafe, isolate the supply and leave the system safe before I leave. 3. Repair or options Day 1 Carry out the repair that matches the fault found, which can include replacing failed components, clearing blockages, bleeding radiators, topping up and repressurising, and resetting controls. If the issue points to a larger job, stop and give you priced options before opening floors or boxing. 4. Commission and handover Day 1 Run the heating through a full cycle, check temperatures and radiator balance, test hot water where applicable, and confirm there are no leaks. Show you what I’ve done, explain any settings, and leave paperwork and photos where they help for records.

Emergency call-out attendance

Attendance for a no-heat, leak, or blocked drain situation, including initial checks and steps needed to leave the system isolated or safe if it cannot be run.

FAULT-FINDING RECORD

A written note of the checks carried out, the fault found, and the reason for the failure where it can be identified from inspection and tests on site.

BOILER REPAIR WORK

Repair of the confirmed fault, including supply and fitting of like-for-like parts where available and appropriate, plus safe reassembly and operational checks.

Commissioning checks

Operational and safety checks after the repair, including system pressure, basic combustion-related safety observations, and control response checks at the thermostat.

PHOTO NOTES (WHERE USEFUL)

Before and after photos of the fault area, any replaced component, and any leak point or pipework alteration, so you have a record for tenants, insurers, or future work.

GAS SAFE PAPERWORK (IF APPLICABLE)

To book the work, I take 50% when you sign this proposal. The remaining 50% is due when the job is finished. Each invoice is payable within 14 days of its date.

Changes. If I find a bigger issue, I’ll stop and explain what I’ve found before I open anything up or change the plan. Any extra work gets priced and approved by you in writing.

Access. You agree to give me safe access to the boiler, controls, meters, and any valves I need, at the agreed time. If I can’t get access, I may need to reschedule the visit.

Parking. You arrange parking close enough for tools and parts, or you cover any parking charges that apply. If parking is restricted, tell me in advance so I can plan the arrival time.

Parts

If parts are needed, I’ll confirm the part and price before I order or fit it. Parts availability can change lead times, and I’ll tell you straight away if that affects same-day completion.

Safety sign-off. If I can’t leave the boiler safe to run, I’ll make it safe to shut down and explain what needs doing next. I won’t bypass safety devices or recommission unsafe equipment.

Gas Safe paperwork. If the job needs Gas Safe paperwork or notification, I’ll handle that as part of the handover and leave you the record. I only sign off work I’ve inspected and tested myself.
