A kitchen that’s opened up and made workable, with the structure, first-fix carpentry, plumbing moves, electrics chases, and plaster making-good finished so the fitter can install units and worktops without delays.
We’ll survey, price the job on clear assumptions, then run strip-out through to making-good under one lead on site. You’ll finish with a kitchen space that’s level, sound, and prepared for the fitter. Next: review the scope and price, then we’ll book dates.
We start with a measured survey and an access check, then we price what we can see and we write down the usual unknowns in older terrace and semi kitchens. Once the room is opened up, we confirm any extras in writing before we touch them. You’ll always know what’s included, what’s assumed, and what would change the price.
How the work runs
We keep one sequence and one point of contact, so trades and deliveries don’t trip over each other and the room is ready when the fitter turns up.
1. Measure-up and plan Week 1 Visit site, measure the room, check access, isolate points, and agree what’s moving where. Confirm what stays, what goes, and what you’re supplying versus what we’re supplying. 2. Strip-out and open up Week 2 Remove existing kitchen units, tiles and flooring as agreed. Lift floor areas as needed to inspect joists and levels. Open up the chimney breast area where specified and make safe any exposed structure. 3. First-fix services Weeks 2-3 Form studwork and carry out floor repairs. Chase walls and run new electrical routes for cooker circuit, sockets and lighting points. Alter plumbing for sink, dishwasher and radiator moves, then pressure test and cap off ready for second-fix by others. 4. Make-good and handover Week 3 Plaster and make-good walls and ceiling lines after chases and changes. Square up openings and prep surfaces so the fitter has straight, sound lines to work to. Walk the room with you and note any snags in writing.

Site visit with room measurements, access notes, service positions, and a written list of assumptions used to price the kitchen refit works.
STRIP-OUT AND WASTE REMOVAL
Removal of existing kitchen units and agreed finishes, bagged and cleared from site, with waste taken away for disposal under our booking.
FIRST-FIX CARPENTRY PACKAGE
Studwork where required, floor repairs and local joist work where accessible, and carpentry preparation so walls and floors are ready for making-good and fitting.
Plumbing alterations
Pipework moves for sink, dishwasher, and radiator relocation as agreed at survey, with isolation, caps, and tests completed before walls are closed up.
ELECTRICAL ALTERATIONS
Chased routes and first-fix wiring for cooker circuit, socket positions and lighting points as agreed, left ready for second-fix and certification by the electrician.
PLASTERING AND MAKING-GOOD
Patch plastering to chased walls, repaired ceiling lines, and making-good around altered areas so surfaces are stable and ready for the fitter’s final finishes.

If you’re happy with the scope and price below, we’ll lock in dates and get the measure-up booked so you can line up units and worktops.
1. Sign this proposal to accept the kitchen refit works. 2. Pay the 40% booking payment so we can reserve your start date. 3. We’ll confirm the site visit date, then start the job on the agreed week.

Payment
40% is due to book the kitchen refit works when you sign. The remaining 60% is due when the job is finished. Each invoice is payable within 14 days of its date.
What this price includes. This pricing covers the measured kitchen survey, strip-out and waste removal, first-fix carpentry package, plumbing alterations, electrical alterations, and plastering and making-good as described in this document.
What this price assumes. We’ve priced on the basis that floors and walls are serviceable once opened up, and that any chimney breast area we open up does not need structural support beyond basic making-good.
Changes. If you change the layout, positions, or scope after the measure-up, we’ll confirm the cost change in writing before we start that extra work. We do not rely on verbal changes on site.
Older-house findings. If strip-out shows damp, blown plaster, uneven floors, or damaged joists that need repair, we’ll stop at that point and send options and a price before we continue.
Access
You’ll need to give us access during agreed hours, clear the work area of personal items, and keep pets away from the kitchen. If we cannot work, we will need to rebook the day.
Client items and deliveries. Units, worktops and appliances are by others unless we’ve priced them. You are responsible for ordering and for delivery access. Delays to deliveries will move our programme.
Building Control. If the kitchen refit works include a knock-through, moving a door opening, or other controlled work, we can coordinate Building Control, but the fees and any required drawings are not included.
Who owns the work. Once paid in full, you own the completed work we’ve installed and any notes from the measured kitchen survey. Until then, any unused materials we’ve supplied remain ours.
