Handing the keys over to a stranger means the details matter, because dust on baseboards, sand on tile, and hair in corners show up fast. This house cleaning proposal puts the standard in writing so “clean” doesn’t shift from one visit to the next, and it spells out what gets done before anyone looks at the price, in a sun-baked terracotta and detergent-blue layout with Fraunces headings over Inter body text.

The wording starts with What this covers, then moves through who’s doing the work and what homes can expect to look like after each visit. The middle sections give proof and context through Selected work and Portfolio, then the proposal gets specific about the routine in The service schedule, what counts as included work in Kitchen surfaces and Dusting, and where the line sits in Checklist and standard. The pricing sits under What it costs, with one line item for the recurring option and a note that prices are per visit.

  • What this covers Defines the cleaning outcome and how the first deep clean reset leads into recurring maintenance at a consistent standard.
  • The service schedule Explains the walk-through notes, the deep clean reset, and how the routine settles into weekly, biweekly, or monthly visits.
  • What it costs Holds the priced item you replace with your own numbers, with pricing framed per visit rather than as a lump sum.
  • Getting started Includes the acceptance steps plus a signature and fee summary so the start point is clear once the client agrees.
  • Checklist and standard States what “included” means room by room, what access is needed, and what counts as add-on or out-of-scope work.

Once the numbers are swapped for your own, the proposal goes out, the client signs online, and the acceptance sits under Getting started with a fee summary attached. The last sections answer the practical questions that cause back-and-forth later, including Scheduling, entry and lock-up, supplies, and what gets priced separately.

We went from spending hours on every proposal to creating fully customized ones in under 5 minutes. That's not an exaggeration - we timed it.

The proposal in full

What this covers

After each visit, you’ll walk into floors that feel grit-free, baseboards that don’t look dusty, and corners and edges that don’t collect hair between cleanings.

You asked about ongoing cleaning and a reset that doesn’t fade after the first visit. You’ll get a house that looks finished after every clean, with the same room by room checklist each time. Next, I’ll confirm your frequency, priorities, and entry details.

I start with a walk-through and a short list of what matters most to you, then I build a room-by-room checklist and clean to that standard every visit. The first appointment is a deep clean reset, and after that I keep it there with weekly, biweekly, or monthly maintenance, plus a lock-up and completion text.

About me

I’m Marisol Ortega, the owner-operator behind Calle Reina Cleaning. I started doing residential cleaning because I like work where the result is obvious when you step back into the room. I focus on recurring house cleaning, so I’m not guessing each visit. I’m keeping the same house feeling steady week after week.

People pick me when they want the standard spelled out and kept consistent. I clean with a checklist by room, I write down your priorities, and I follow the same order so details do not get skipped when time gets tight. You’ll also know who is in your home each visit, because it’s me.

Selected work

Here are a few recent cleaning jobs, with what I was hired to fix and what the home looked like after.

Portfolio

Biweekly family home. Started with a deep clean reset, then moved to biweekly visits focused on floors, baseboards, and bathrooms. After the first month, the house stayed guest-ready without weekend catch-up cleaning.

Move-out clean. Full top-to-bottom clean for a handoff, with extra time on kitchen grease, bathrooms, and floor edges. Landlord walk-through passed the same day, with no return trip needed.

Post-remodel clean. Removed fine construction dust from horizontal surfaces, trim, and vents, then finished with a careful floor clean so grit did not re-spread. Home was usable again without dust lifting off every surface.

“She’s consistent every visit, and the dusty edges finally stay under control.”

Homeowner, a busy household on a set schedule

The service schedule

Recurring house cleaning starts with a reset, then it settles into a routine. You can reach me by text between visits for quick changes like skipping a room or adding an extra task.

1. Walk-through notes Once, at start I do a quick walk-through with you, or you can text me priorities if you won’t be home. I note high-priority areas, surfaces to be careful with, and any rooms you want handled first. I also confirm pets, parking, and entry instructions. 2. Deep clean reset First visit I clean the whole house more thoroughly than a maintenance visit, including build-up on edges, baseboards, and high-touch spots. This is where I bring the home up to the standard we will keep. When I’m done, I’ll text you that I’m locking up. 3. Maintenance visits Weekly/biweekly/monthly Each maintenance visit follows your room-by-room checklist in the same order. I focus on floors, bathrooms, kitchen surfaces, and the dusty details that show up fast. If anything needs adjusting, you tell me once and I fold it into the checklist. 4. Lock-up and update Every visit Before I leave, I do a quick final look for streaks, missed corners, and anything out of place. I lock up using your instructions, reset the thermostat or lights if you’ve asked, and text you when I’m done so you’re not guessing.

Kitchen surfaces

Every visit: wipe and sanitize counters, sink, and exterior cabinet fronts as needed, plus stovetop wipe-down so grease and crumbs do not build up between visits.

BATHROOMS

Every visit: clean and sanitize toilet, shower, tub, and sinks, wipe mirrors, and detail around faucets and edges where residue collects.

FLOORS

Every visit: vacuum and mop hard floors with attention to corners and along baseboards so sand and hair do not drift back out after you walk through.

Dusting

Every visit: dust reachable flat surfaces and ledges, then re-check the spots that show first, like TV stands, window sills, and baseboards in main rooms.

BEDROOMS AND LIVING AREAS

Every visit: make beds if requested, tidy light clutter into a neat pile, wipe nightstands and tables, and empty small trash where you keep liners.

TOUCH POINTS

Every visit: wipe door handles, light switches, and other high-touch spots you use daily, especially near the kitchen, bathrooms, and main entry.

What it costs

Use the first visit to reset the house, then pick the schedule that keeps it there. Prices are per visit.

Priced items

Getting started

If you’d like to get on the calendar, sign below and I’ll confirm your first deep clean reset and your recurring schedule.

1. Sign the proposal so I can reserve your recurring time slot. 2. Text me your preferred entry method and any priority areas to add to the checklist. 3. I’ll send the first invoice at the start of the service period, and then I’ll begin.

DO YOU BRING YOUR OWN SUPPLIES AND VACUUM, OR DO YOU USE MINE?

I can do either. I usually bring my own supplies and a vacuum so I’m not hunting for tools when I arrive. If you prefer I use specific products in your home, I’ll use what you provide and note it on your checklist.

WHAT DO YOU CHARGE FOR THE FIRST DEEP CLEAN VERSUS THE REGULAR VISITS?

The first visit is priced as a deep clean reset because it takes longer to remove build-up and set the standard. After that, your recurring house cleaning rate is lower because I’m maintaining a clean house, not catching up.

WILL YOU CLEAN UNDER BEDS AND MOVE SMALL FURNITURE, OR IS THAT EXTRA?

I’ll vacuum and mop under beds where there’s clearance and I can reach safely. I can move small, easy items like a light chair or a wastebasket during a visit. Heavier furniture and large room rearranging is something I price separately.

HOW DO YOU HANDLE ENTRY, KEYS, ALARM CODES, AND LOCKING UP?

You can be home, leave a key, use a lockbox, or give me a garage or door code. I write down your entry and lock-up steps and follow them the same way each time. When I’m finished, I lock up and text you right away.

Fee summary

Scheduling

I’ll confirm your visit day and an arrival window. If I’m running late, I’ll text you with an updated ETA. If you need to move a visit, I can usually swap within the same week.

Payment. Each period is invoiced at the start of that period, and nothing is paid up front beyond it. Every invoice is payable within 7 days of its date.

Entry and lock up. You can be home, leave a key, use a lockbox, or share a door or garage code. I keep entry steps in my notes, follow them each visit, lock up, and text when I’m done.

Supplies and vacuum. I usually bring my own supplies and vacuum. If you want me to use specific products in your home, you’ll leave them out and I’ll note them on your checklist so I use the same items each time.

Checklist and standard

I clean from a written checklist by room so the standard stays the same from visit to visit. If you want to add or skip an area, I’ll update the checklist before the next visit.

Furniture and access. I’ll vacuum and mop under beds where there’s safe clearance and I can reach. I can move small, easy items like a light chair or wastebasket. Heavy furniture, blocked areas, and large rearranging are separate.

Add ons and out of scope work. Deep clean reset, move-in and move-out cleaning, post-remodel dust and debris cleaning, and inside fridge or oven cleaning are priced separately from recurring house cleaning. I’ll quote those before I schedule them.

Questions about this proposal template

What should a house cleaning proposal include?

A house cleaning proposal usually includes what “clean” means in writing, what’s included each visit, how the schedule works, what the service costs per visit, and how the client approves the start. This template also covers logistics like entry and lock-up, supplies, and what counts as add-on work.

Do cleaning proposals need to list a room-by-room checklist?

A room-by-room checklist helps keep the standard consistent, because it spells out what gets done and what gets skipped. This proposal includes included-work sections and a checklist and standard section that sets expectations around access and out-of-scope items.

How do you explain deep clean versus regular cleaning in a proposal?

A proposal can separate the first visit that resets the home from the recurring visits that maintain that baseline. This template describes a deep clean reset first, then weekly, biweekly, or monthly maintenance and the routine behind it.

Do house cleaners bring their own supplies, or use the client’s?

Some cleaners bring supplies and a vacuum, and others use products the client prefers in the home. This proposal covers both options and notes that specific products can be recorded and followed as part of the ongoing checklist.

Will a cleaner move furniture and clean under beds?

Furniture moving and under-bed access depends on clearance and what’s safe to reach without heavy lifting. This template states what can be moved, what won’t be moved, and how blocked areas or heavy rearranging get handled.

How do you handle keys, alarm codes, and locking up for recurring cleaning?

A cleaning proposal can state the entry method, how instructions are stored, and what happens at lock-up. This template includes entry and lock-up details, including options like being home, a key, a lockbox, or a door or garage code, plus a note to confirm the steps up front.
