The seller already has a launch date in mind, and the agent needs listing photos that read bright and true to life without making the place look stretched, dark, or the wrong colour. A missed slot or a slow turnaround can push the listing back, so the Real Estate Photography Proposal proposal starts by putting the plan in writing before anyone books time on a calendar.

The document opens with In brief, then backs the promise up with A bit about us, Meet the team, and a named Team section, followed by Recent work and a Portfolio page that shows how the set is meant to look. The scope and handover sit in the deliverables pages, then Pricing keeps the numbers in one place before Get started collects a signature and shows the fee summary, and the rest of the wording answers the questions that usually hold a booking up, from weather calls to mixed light and turnaround.

  • In brief Frames the goal for the listing set, the access plan, and how the shoot moves from interiors to exteriors, with an optional twilight session.
  • Portfolio Shows recent listing examples and includes one short client line you can keep or replace to match your own work.
  • Pricing Holds the single priced item, House Set, so you replace the figure once and keep the rest of the proposal consistent.
  • Get started Carries the signature and fee summary, and states the 25% booking deposit on signing with the balance due on delivery.

Once the prices are swapped in, the proposal goes out, the client signs online, and the booking deposit and remaining balance are already stated so nobody has to restate terms in an email thread. The pages sit under Lora headings with Inter body text, with ultramarine blocks and a warm ochre accent guiding the eye through the order the client reads.

We went from spending hours on every proposal to creating fully customized ones in under 5 minutes. That's not an exaggeration - we timed it.

What to include in a real estate photography proposal

PartWhat it covers

In brief

Sets the outcome for the listing photos, then covers the access plan, weather backup, how the shoot runs, and the next step before booking.

A bit about us

Explains the team’s approach to interiors, exteriors, drone stills where permitted, and colour work in mixed light, with wording around scheduling discipline and rescheduling.

Meet the team

States who the client deals with from booking through delivery, so communication stays with the same people.

Team

Introduces each named role and what that person handles on the shoot, from framing and aerials to floor plans, scheduling, and delivery.

Recent work

Positions the mix of interiors, exteriors, and common add-ons the proposal can cover, as context before the portfolio examples.

Portfolio

Gives a few example shoots and a short testimonial line, which you can swap to match your own projects.

Edited interior photo set

Describes the interior stills deliverable and how the edits keep colour and exposure accurate for the space.

Delivery link download folder

Explains how files get delivered and names the optional add-ons, including agent headshots and a floor plan drawing.

Pricing

Carries the priced item table for the package, so you replace the price for House Set and keep the rest of the totals consistent.

Get started

Collects the client signature and shows the fee summary, with the booking deposit and what details get confirmed after signing.

How many finished photos do we get for a T2 versus a mas?

Answers common pre-booking questions about photo counts, wind and rescheduling decisions, mixed light colour correction, and turnaround expectations.

Booking and deposit

Spells out the 25% deposit on signing, the remaining 75% due on delivery, invoice payment terms, and the rules around scheduling, weather calls, and scope changes.

Delivery

Covers delivery by download link, MLS-ready exports, typical turnaround and rush conditions, floor plan notes, and drone permissions and fallback.

Who it is for

Real estate photographers and property listing photography teams quoting listing shoots to agents who need colour-true images delivered to a launch date.

The proposal in full

In brief

You publish a listing set that reads bright and true to life, so buyers don’t turn up saying “it looked bigger online”, and you hit the launch date you’ve already set with the seller.

We’ll confirm the access plan and weather backup before we turn up. You’ll get colour-true, MLS-ready images that show space and light accurately, with delivery you can schedule your launch around. If you’d like to lock a time in, the next step is a quick brief call.

We start with a short access and brief call, then we shoot interiors first while the light is steady and the rooms stay clean. We move to exteriors when the angles work, and we add a twilight session if you want that hero front elevation. After the shoot we cull, correct colour, and export a set sized for listings.

A bit about us

We’re a four-person team built around property listing photography. Camille shoots interiors with a consistent lens and height so rooms feel honest and connected from frame to frame. Julien handles exteriors and drone stills where permitted, because elevation lines and roof angles are where a listing set often falls apart.

Théo runs scheduling and delivery, so you always know the slot, the plan, and the link.

Agents hire us when timing is tight and the seller is watching the calendar. We keep colour work under control in mixed light, especially in warm-toned rooms, by balancing each space instead of applying one preset to the whole set. We also protect your launch date with a clear reschedule call on weather and a delivery time you can set expectations around.

Meet the team

You’ll deal with the same four people from booking through delivery, so answers stay quick and the shoot stays on plan.

Team

Camille Darboux, Lead property photographer. Camille leads the shoot on site and frames interiors for clean lines, consistent height, and rooms that look the size they actually are.

Julien Morel, Drone and exterior photographer. Julien shoots exteriors and drone stills where permitted, watching wind, sun angle, and verticals so the façade reads straight.

Agnès Roux, Floor plan technician. Agnès measures on site and draws the floor plan, so the room flow matches the photos and the buyer’s first viewing.

Théo Girard, Editor and scheduling. Théo books the slot, confirms access details, and delivers the final link, so you can plan the listing upload without chasing.

Recent work

A few recent property listing photography shoots, showing the mix of interiors, exteriors, and add-ons we’re asked for most often.

Portfolio

T2 listing photo set. A tight timeline shoot where the agent needed a clean, bright set without making rooms feel stretched. We kept verticals straight and balanced window light so the space read calm and usable.

Mas with twilight add-on. Daytime interiors plus a twilight exterior timed to the last usable light. The final set led with a dusk hero image that held sky colour while keeping the façade and garden readable.

Listing set with floor plan. Photography paired with on-site measurement and a finished floor plan drawing. The agent used the plan to answer layout questions before visits, which cut back-and-forth calls.

“The colours stayed true, and we had the full set in time.”

Estate agent, a busy sales office

Edited interior photo set

A curated set of finished stills showing the main rooms and key details, corrected for colour and exposure so the space reads bright without looking artificial.

EDITED EXTERIOR PHOTO SET

Finished exterior stills that show frontage, outdoor areas, and approach angles, with straight verticals so walls and roof lines don’t lean.

MLS-READY EXPORTS

A delivery set sized and formatted for listing platforms, so you can upload fast without resizing or guessing which files to use.

Delivery link download folder

One organised link with the final files and clear folder names, so you can share with the owner or your team without files getting lost in email.

OPTIONAL AGENT HEADSHOTS SET

If included in your package, a small set of retouched headshots shot in-branch or on site, matched for background and colour so your profiles stay consistent.

OPTIONAL FLOOR PLAN DRAWING

If included, an accurate floor plan based on on-site measurement, delivered as a clean graphic you can attach to the listing and send to buyers.

Pricing

Pick the tier that matches the property and how much needs to be shown. We’ll confirm the plan, access times, and delivery deadline when we book.

Priced items

Get started

If you’re ready to book the slot, we’ll lock the time, confirm access, and put a delivery deadline in writing.

1. Sign this proposal to reserve the booking. 2. Pay the 25% booking deposit when you sign. 3. Share access details and the must-have shots, then we start the shoot.

Fee summary

How many finished photos do we get for a T2 versus a mas?

We base the count on what needs to sell the layout, not a fixed number that forces filler. For a T2, it’s usually a tight set covering each main room. For a mas, we build a larger set that includes flow, exteriors, and key features.

IF THE MISTRAL IS HOWLING, DO WE RESCHEDULE OR CAN YOU STILL SHOOT EXTERIORS?

We can nearly always shoot interiors as planned. For exteriors and drone, wind can make trees, shutters, and framing unpredictable, and it can ground the drone. We’ll make the call with you and either adjust timing or reschedule the exterior portion.

CAN YOU FIX MIXED LIGHT IN THESE OCHRE ROOMS, OR WILL EVERYTHING GO ORANGE/GREEN?

We correct mixed light room by room, balancing window daylight and interior bulbs so whites stay neutral and warm walls stay warm instead of going orange. If a space is lit with several bulb types, we’ll tell you what we can fix cleanly and what needs a quick bulb swap.

WHAT’S YOUR TURNAROUND IF I NEED IT ONLINE TOMORROW MORNING?

Our typical turnaround is next-day delivery for most shoots, and we’ll confirm the delivery time when we book. If you need the set online tomorrow morning, tell us the upload deadline and we’ll schedule the edit and export around that cutoff.

Booking and deposit

To hold the date, we take 25% when you sign. The remaining 75% is due when we deliver the finished gallery link. Invoices are payable within 14 days of the invoice date.

Scheduling and access. Théo Girard confirms the shoot time, access plan, and any building rules by email before we arrive. You provide access on time, plus any codes and parking details, so we can start shooting immediately.

Weather calls. We can almost always shoot interiors as planned. For exteriors, twilight, and drone, we’ll confirm a weather call with you. If wind or rain makes it unusable, we’ll shift timing or rebook that portion.

Scope changes. If the brief changes on site, we’ll price the change before we shoot it. Common examples are adding a second address, adding headshots, or extending coverage. We’ll only proceed once you approve in writing.

Delivery

We deliver by download link, with MLS-ready exports. Turnaround is typically next-day for most shoots, and we confirm your delivery time when we book. Rush delivery depends on the edit queue and is confirmed in advance.

Floor plans. If you add a floor plan, Agnès Roux measures on site during the shoot when possible. We draw from those measurements. We can’t guarantee legal measurement standards for every platform unless you request a specific standard in advance.

Drone permissions. Julien Morel handles the flight on the day, where permitted and safe. If restrictions, wind, or site conditions ground the drone, we’ll deliver the rest of the shoot and either reschedule aerials or remove that line item.

Usage and ownership. Once the invoice is paid, you can use the delivered images for marketing the property and your agency channels. We keep the copyright and can use a small selection in our portfolio unless you ask us not to in writing.

Questions about this proposal template

What should a real estate photography proposal include?

A real estate photography proposal usually covers the shoot plan and scope, what files get delivered, pricing, booking and deposit terms, and delivery details. This template also includes team and portfolio pages, plus written answers to common booking questions like weather calls and mixed light.

Should a real estate photography proposal include a deposit?

A deposit is optional, but the proposal needs to say what reserves the slot and when the balance is due. This template states a 25% booking deposit on signing and the remaining 75% due when the finished gallery link is delivered.

How do you describe photo deliverables for a property listing?

Deliverables work best when they name the sets and the formats the agent needs for listing platforms. This proposal describes edited interior and exterior stills, MLS-ready exports, and delivery by download link, with optional add-ons like agent headshots and a floor plan drawing.

How do you handle bad weather for real estate photo shoots?

Weather wording needs to separate interiors from exteriors and drone, because the risks differ. This proposal states that interiors can usually go ahead, while exteriors, twilight, and drone depend on conditions and may shift timing or get rebooked.

How do you explain mixed lighting and colour correction to a client?

Mixed light usually needs room-by-room balancing, not a single preset across the whole set. This proposal includes wording about correcting mixed light in warm-toned rooms and keeping colour true to life.

When should the photos be delivered for a listing launch?

The delivery time should be confirmed at booking so the agent can plan the upload and seller timeline. This proposal says turnaround is typically next-day for most shoots and that the delivery time is confirmed when the shoot is booked, with rush delivery only if confirmed in advance.
